“Move-in ready” used to be pretty straightforward. If everything worked, nothing major needed fixing, and the place was clean, you were good to go.


In 2026, buyers have adopted a new norm. Their tastes have improved and with more choices on the market we have seen a shift in expectations. With this new demand for a perfectly presented move in ready home we have seen less desirable properties sitting for months on the market leaving the sellers wondering what went wrong. 


Buyers Aren’t Looking for Projects (Even Small Ones)

There was a time when buyers didn’t mind doing a bit of work after moving in. Paint a few walls, swap out some lighting, they were prepared to figure things out and upgrade as they go.


Now, even small issues can cost the seller hundreds of dollars and weeks on the market. 

It’s not always about money, it’s about time, energy, and headspace. Buyers are usually working many hours at their jobs and side hustles, with very busy lives full of obligations. By the time they walk into a home, they’re not excited about adding more to their plates and pocketbooks. 


If something feels unfinished or unclear, it starts to feel like effort. With so many well positioned properties available buyers would rather focus on homes that seem like the easy effortless choices first. 


Small Uncertainties Add Up Quickly


What’s changed isn’t just attention span it’s tolerance for friction.


Buyers today notice things like:

  • rooms that don’t have a clear purpose

  • lighting that makes spaces feel smaller or darker

  • layouts that are hard to read at a glance

  • areas that feel like they’ll need “figuring out” later

  • unfinished projects 

  • issues that may not be easily resolved 


Too many X factors or questions creates hesitation and hesitation is usually what kills momentum in a showing.


Empty Spaces Are Harder to Sell Than People Think


One of the biggest misconceptions is that empty = fine, as long as it’s clean.

In reality, empty spaces often slow buyers down.


Instead of reacting emotionally, they start analysing:

  • Where would the sofa go?

  • Is this space too small or just awkward?

  • Why does this room feel off?


The longer a buyer stays in that analytical mode, the less likely they are to feel connected to the home.


Buyers Are Mentally Budgeting the Moment They Walk In

Even if a home doesn’t need major work, buyers are constantly calculating:

“If I have to repaint, change lighting, or rework this layout… how much money and effort is that going to cost me?”


 More importantly: is it worth it compared to other options I’ve seen?


This is where presentation directly affects perceived value. A home that feels complete and show ready tends to feel more aligned with its price. One that feels unfinished or confusing quickly becomes the forgotten listing and gets pushed down towards the bottom of the list. This is hard to believe when you are looking at a property where technically nothing is wrong with it.


What “Move-In Ready” Actually Means Now


In today’s market, “move-in ready” really comes down to this:

A buyer can walk in and immediately understand how the home works.


They don’t have to guess how to use a space. They don’t have to mentally rearrange everything. They’re not thinking about what needs to be fixed first or what colours they need to paint.


It feels straightforward and everything is ready for you to just move in. This  simplicity is what people are craving.
